Abstract: This study presents an analysis of the market value of real estate in Ukraine, paying attention to the evaluation of real estate using various methods and approaches. A review of the legislation regulating the issue of real estate valuation was carried out. The object of real estate in the city of Lviv was investigated using various approaches and methods. A study of real estate objects put up for sale in various regional centers of Ukraine was conducted, the results of these works were presented, and corresponding graphs and tables were created. To determine the value of real estate, a comparative analysis of the area of premises with the value of different regions of Ukraine was carried out. Object of research Part of the residential building of the dormitory premises in the city of Lviv. Subject of research – The master’s work consists in the study of the main approaches and methods of evaluation of real estate objects and the evaluation of real estate. The results of the research Today, real estate is an important component in determining the economic and socio-cultural life of society and constitutes a significant part of the country’s national wealth. Real estate is an important component of the public and private sector and can be used for various purposes, such as residence, rental, business, etc. Determining the value of real estate is an important component. Nowadays, real estate is an investment object, so it is important to evaluate it objectively, taking into account supply and demand, the objectivity of the evaluation taking into account various factors. According to the current legislation in Ukraine, a mandatory assessment of real estate is carried out in order to determine the market value and taxation. In today’s conditions, it is important to know the regulatory and legal acts, to be able to successfully use various methods and approaches for the effective evaluation of real estate objects. An important stage of the master’s thesis is the research of the real estate market in the regional centers of Ukraine, the determination of the highest and lowest prices for real estate objects in different cities of Ukraine, as well as in their parts. During the analysis of the research objects, the factors affecting the price policy in the real estate market were determined. During the research on determining the objective value of the real estate object, it was found that the most optimal approach to determining the market value of the real estate object is a comparative approach. The research paper draws attention to the comparison of the cost of real estate objects - rooms in a dormitory - in the regional centers of Ukraine. The area of real estate for sale and the price per sq.m. are analyzed. The research data were recorded in the corresponding graphs and tables. The market value of real estate objects ranges from USD 170 to USD 944 per sq.m. The highest prices of all investigated objects were recorded in Lviv and Kyiv, and the lowest - in Zaporizhzhia and Cherkassy. The study of the value of real estate objects showed that the distance from the city center also affects the price policy. In most cities, the market value of real estate near the center is higher than in the outskirts. Although another trend is observed. In Odesa and Dnipro, prices for real estate on the outskirts of the city are higher than prices near the center. During the research, other factors influencing the market value were identified. Evaluation experts will be able to use these materials when conducting a comparative evaluation. Buyers will find the information useful and necessary when buying real estate. The novelty of the master’s thesis is the comparison of the market value of real estate objects in different regions of Ukraine for the third quarter of 2023. Thanks to the research, it is possible to compare various similar objects of sale, choose the most profitable and optimal option. The research conducted on the basis of the created tables gives us clear and objective indicators of immovable objects. To determine the value of real estate, the location, condition of the premises, repairs, availability of necessary living conditions, transport connections, developed infrastructure are taken into account. All these characteristics significantly affect the price policy on the real estate market in various cities of Ukraine. The master’s thesis is relevant, because it gives an opportunity to expert appraisers objectively determine the market value of the objects of appraisal based on the approaches and methods applied to real estate appraisal.
