Extended abstract The analysis of cadastral works and features of land allocation in the village of Gnizdychiv, Stryi district, Lviv region, for the maintenance of non-residential buildings has been researched and presented. A study of cadastral works was conducted and their results were presented. A description of the restrictions on the use of this land plot is given. The calculation of the normative monetary assessment was carried out, the provisions of the Methodology of normative monetary assessment, approved by the Cabinet of Ministers resolution of November 3, 2021, were analyzed. No. 1147. The object of the study is land plots for the maintenance of non-residential buildings. The subject of the study is the development of a land management project regarding the allocation of land plots. The purpose of the study – The Master’s thesis was carried out with the aim of analyzing the land management project regarding the allocation of land plots for the maintenance of non-residential buildings in the village of Gnizdychiv, Stryi district, Lviv region. Research results According to the Land Code of Ukraine, the sizes of the land plot provided for the maintenance of non-residential buildings are determined in accordance with the state norms approved in the established order and the land management project [7]. The project of leasing a plot of land for an industrial facility solves a complex of issues of regulation of land relations. In particular, only one such project can provide for the formation of a plot of land immediately from reserve lands and at the expense of seizing a plot of land or its part that is in use by a legal entity, as well as determining the conditions of its use and conditions of provision, changing the composition of land, calculating agricultural losses, calculation of compensation for damages caused to the land user [13]. In the master’s qualification work, an analysis of the land management project regarding the allocation of a plot of land for the maintenance of non-residential premises in the city of Lviv was carried out. The plot of land is located in the village of Gnizdychiv, Stryi district, Lviv region, belongs to the category of land for the main purpose - agricultural land. The project complies with Art. 50 of the Law of Ukraine "On Land Management" and other legal acts. State standards, norms and rules in the field of land management establish a complex of qualitative and quantitative indicators, parameters that regulate the development and implementation of land management documentation taking into account ecological, economic, social, natural-climatic and other conditions. The land project provides for the permanent use of a plot of land with an area of 0.9989 ha for the Lviv Regional Council for the placement and operation of main, auxiliary and auxiliary buildings and facilities of processing, machine-building and other industrial enterprises (for the maintenance of non-residential buildings). The removal of the land plot will not negatively affect the state of land resources, adjacent land plots and the landscape. Summarizing the above, it is possible to state: legality, legal certainty and physical possibility of allocating a plot of land for permanent use to the Hnizdychiv settlement council with an area of 0.9989 hectares for the placement and operation of main, auxiliary and auxiliary buildings and structures of enterprises of processing, machine building and other industries (for the service of non-residential buildings) on the street Doludy 14 in the city of Lviv, Lviv region is documented. Restrictions have been established on the studied plot of land: sanitary and protective zone from warehouse buildings (code 03.01); security zone along the power system object (power line, electric cable). The calculation of rent is substantiated, theoretical information and the principle of rent calculation are given. The calculation of the normative monetary valuation of the land plot provided for rent with cadastral number No. 4621555300:05:003 was carried out, in accordance with the Methodology and the Order dated 03.03.2004. Changes made to legislative norms under martial law conditions are given. The land lease agreement of all forms of ownership was considered. The Law of Ukraine "On Amendments to Certain Legislative Acts of Ukraine Regarding the Peculiarities of Regulation of Land Relations in the Conditions of Martial Law" is taken into account, as well as the peculiarities of the lease of agricultural land during martial law.
